Choosing your village at Beaches Turks & Caicos is one of those decisions that sounds overwhelming until you understand what you're actually choosing between. Here's what I tell every family I book here: you can't make a bad choice. But you can make the right one.
Every guest, regardless of which village they're in, has full access to all 23 restaurants and 3 food trucks, all pools, the waterpark, the beach, and all activities across the property. So the village decision is really about: room quality, atmosphere, and proximity to the specific things your family cares most about.
The 6 Villages at a Glance
Caribbean Village (+ Seaside)
The original section of the resort, built in 1997, and the most centrally located. The Seaside portion houses the rooms closest to the beach, making it a strong choice for families who want easy beach access above all else.
The honest caveat: these are the oldest rooms on the property and it shows. Renovation is currently underway, so the experience varies by room. If room aesthetics matter to you, budget up. If you're barely going to be in your room anyway, this is where the value is.
Best for: Budget-conscious families, beach proximity, first-time Beaches guests
Room level: Luxury (entry) through Butler suites
Vibe: Central, accessible, unpretentious

French Village
The French Village is located behind the Pirates Island Waterpark, which makes it the single best choice for families with kids who are waterpark obsessed. Walk-out access to the slides with zero logistics. The tradeoff is that there are no ocean views in this village. All rooms overlook the garden or pool.
Room rates in the French Village price out very well, making it one of the better value options on the property.
Best for: Families with kids ages 6–14 who will live at the waterpark
Room level: Luxury through 3-bedroom Concierge suites
Vibe: Lively, activity-forward, no ocean views
Italian Village
The Italian Village is the resort's social heartbeat and the one you've probably seen in every Beaches ad. It's centrally located, steps from the beach, and anchored by the largest and most active pool on the property, complete with a swim-up bar.
The Concierge family suites here are the standout category: a separate kids' room with bunk beds and a trundle that closes off to the primary bedroom with a pocket door. Sleeps up to 6 without anyone sleeping on a pullout.
Best for: Families who want to be in the middle of everything
Room level: Concierge through Butler penthouse suites
Vibe: Lively, central, most photographed. Lightest sleepers should note pool proximity.
Key West Village
The quietest section of the property, and the most luxurious. Key West houses all concierge and butler-level accommodations, including the four-bedroom oceanfront villa with a private pool (the largest room on the property). Rooms here have full kitchens and in-unit laundry, a legacy from when this was a separate hotel that Beaches acquired.
The tradeoff is distance. Key West is furthest from the main resort activity. For large multi-generational groups who want space and privacy, it's the right call.
Best for: Large families, multi-generational groups, luxury seekers, adults-only pool access
Room level: Concierge villas through 4-bedroom butler villas with private pools
Vibe: Quiet, spacious, upscale, removed from the main action
Treasure Beach Village (NEW, March 2026)
The newest addition to the resort and the most premium product Beaches has built to date. Every room in Treasure Beach is a multi-bedroom suite. There are no standard single-room categories here. The village opened March 1, 2026, and is already drawing strong interest.

What About Room Levels?
Regardless of village, rooms at Beaches TCI fall into three tiers:
Luxury Level
Entry level: primarily French and Caribbean villages. Basic amenities, functional rooms. Best for families spending most of their time at the beach and waterpark and not in the room.
Concierge Level
Available in all villages. Stocked in-room bar, robes, larger bathrooms, room service, priority restaurant reservations. The sweet spot for most families who want a polished experience without butler-level pricing.
Butler Level
The top tier: not available in the French Village. Personal butler available 7am–10pm, private airport transfer, in-room dining from any restaurant on the property, pool chair reserved each morning. For families who want the friction removed entirely.
